Condition Assessment Framework for Facility Management Based on Fuzzy Sets Theory

Condition information is essential to develop effective facility management (FM) strategies. Visual inspections and walk-through surveys are common practices of condition assessment (CA), generally resulting in qualitative subjective outcomes such as “poor”, “good”, etc. Furthermore, limited resources the FM process demand that CA be efficient. Given these, purpose this study a resource efficient quantitative framework can less establishing rating. The variables study—mean time between failures, age-based obsolescence, index, occupant feedback, preventive maintenance cycle—are identified through different sources, computerized system, expert opinions, occupants, industry standards. These provide proxy measures for determining equipment with implementation example heating, ventilating, air conditioning equipment. Fuzzy sets theory utilized obtain rating while minimizing subjectivity, fuzzy deals imprecise, uncertain, ambiguous judgments membership relations. proposed does not require additional resources, obtained value supports decision-making building strategic planning FM, comprehensive understanding condition.
